MINIMUM TENANT APPLICATION QUALIFICATIONS
CREDIT SCORE OF 600+
Scores of 600+ are required for all applicants. If any applicant(s) score is under 600, or credit is unestablished, additional requirements may be considered but does not guarantee approval. Additional requirements include a co-signer and/or additional deposit. Co-signers must have a minimum credit score of 700.
INCOME REQUIREMENTS
Net income must be 2x the rental rate. Income for spouses and roommates may be combined to achieve 2x rental rate. Debt-to-income ratio must be 50% or less (total debts/NET income).
POSITIVE RENTAL HISTORY
No rental history, or negative rental history older than 7 years may be considered with homeowner consent.
NO FUNDS STILL OWED, FORECLOSURES OR BANKRUPTCIES
Evictions or funds owed to landlord in the past 7 years will be cause for immediate denial. Utility balances still unpaid will be cause for immediate denial. Current/recent late payments on vehicles, credit cards, etc will be cause for immediate denial. Foreclosures or bankruptcies in last 5 years will be cause for immediate denial. Most medical and education debt will not hurt your application.
CONVICTIONS
We will not accept anyone who has been convicted of a violent crime, property crime, or domestic violence within the last 5 years. Crimes requiring you to register as a sex offender, unlawful possession or manufacture of Methamphetamines, and homicides are automatic denials. Otherwise handled on a case-by-case basis.

APPLICATION ACCEPTANCE AND PROCESSING
We require each adult (18+) intending to occupy the premises to complete their own application.
A non-refundable application fee of $60 per adult is required at the time an application is submitted.
Applicants are accepted based on a first completed and qualified basis not first application submitted. Applications must be fully complete before they will be considered to be approved. This includes all intended residents applying as a group including co-signers. To help your chances of being approved, make sure you provide all required information at the time of submission.
If you qualify, but a competing applicant is approved for the property you had applied for, we can transfer your application over to another one of our properties at no additional cost.

TIMING OF PROCESSING
The process generally takes 1-3 business days when applications are submitted providing all required information.
We work diligently to process applications as promptly as possible and provide regular status updates in writing to avoid any confusion.
Rental history is the most common cause of delay. If we notify you that rental history hasn’t been provided timely, we highly recommend you also reach out to your prior landlord to assist. -
PETS AND ANIMALS
Many of our properties are pet friendly. Each property has their own pet policy. No pets under the age of one are permitted for all properties. Young pets over one and below two are handled on a case by case basis. Please refer to each property listing for further restrictions.
All animals, including pets, Emotional Support Animals and Service Animals must be screened at falconpropertycompany.petscreening.com prior to your application being accepted. -
WHAT ARE MY COSTS
In an effort to be as transparent as possible, please see below listed initial fees and recurring monthly fees residents are required to pay:
Initial one-time fees owed prior to move in:
- Application fee: $65 per applicant (nonrefundable, required for each adult 18+)
- Lease admin fee: $195 (once approved)
- Security deposit and first month's rent: refer to property listing
- Refundable pet deposit $300 (if applicable)
Monthly fees:
- Rent: refer to property listing
- Resident Benefit Package: $35
- Pet friendly fee: $35 (per pet, if applicable)
*Additional circumstantial fees will apply per your lease, for instance unauthorized pet fine.
Security Deposit through Obligo:
Falcon may offer an option to avoid paying your full security deposit upfront through Obligo to qualified renters. When using Obligo, you are still accountable for any damages, missed rent and other charges. Obligo charges a fee for the service. Qualification for this service is completed directly through Obligo. ONCE APPROVED
Signed lease and security deposit are due within 24 hours from lease being sent to you online. Your first month’s rent and all applicable fees as detailed in your lease are required to be paid by your lease start date. We will provide a welcome email outlining funds owed and other important information immediately after signing your lease. -
APPLICATION DISCLOSURE
Falcon Property Company is a dedicated fair housing provider and will assist all persons without regard to race, color, creed, sex, religion, national origin, familial status, marital status, handicap, ancestry, or any other protected class as defined by state and federal fair housing laws.
HB 19-1106 Compliance:
Falcon's out of pocket costs associated with running an application include but are not limited to: paying a third-party software provider for credit, eviction, and criminal background history, paying our staff member(s) hourly to process the application, and paying to provide our application processor with a physical work space, along with software to effectively perform all associated job duties.
The labor/time associated with running an application typically includes:
- Examine entire application to ensure all necessary information is submitted, including: government issued ID, proof of income, social security number for background and credit check, pet screening profiles completed for each pet where applicable, and rental history for the previous three years.
- Process and assess applicant’s credit & background to ensure rental requirements are met.
- Assess applicant's income and confirm to ensure rental requirements are met.
- Assess rental history to ensure rental requirements are met.
- Assessed applicant's pet profile(s) when applicable.
- Communicate with the prospective tenant throughout the application process.
Upon evaluating all expenses and time required to screen an application, we have determined that it costs us $88 per application for processing. Nonetheless, for the purpose of fairness and market competition, our application fee is $65 per application.
Per HB23-1099, a prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and if a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
